The Address Residence Sky View project in Dubai was a complex and ambitious undertaking and EVERSENDAI, the company responsible for delivering this iconic development, faced many challenges throughout the construction process. However, thanks to their seamless integration with Tekla software, they were able to overcome these obstacles and successfully complete the project.

In this case study, we take a closer look at how EVERSENDAI utilized the Trimble solution to successfully deliver the Address Residence Sky View on time and within budget.

Success factors and challenges:

One of the most significant challenges EVERSENDAI faced during the construction of the Address Residence Sky View was the sheer size and complexity of the project. The two towering buildings are connected by a massive sky bridge and observation deck, requiring numerous design and engineering considerations.

However, using Tekla software in the early stages of the project proved to be a smart move for EVERSENDAI. By utilizing Tekla's advanced 3D modeling and deep design capabilities, the company was able to ensure that all structural steel components were designed, fabricated and installed accurately and efficiently.

With the software, they were able to efficiently manage the 8,200 tons of raw steel and 1,800 tons of temporary steel required for the project, which was critical to ensuring the project was completed on time and within budget.

EVERSENDAI faces a variety of unique challenges when it comes to sky bridges and other steel structures that require precision fabrication and erection. Precision and efficiency were particularly important for the sky bridge, which weighs 4,780 metric tons, is supported by a customized lifting arm system, and requires precise coordination and management of the steel components. In addition, Tekla software enabled EVERSENDAI to manage the complex footbridge, adventure trail, cast-in-place arch shoulder slabs, hotel lobby canopies, ballroom entrance canopies, ballroom roofs, porticos, automated walkway canopies, and façade fly beams.

The construction of the central span steel structure of the flyover, weighing approximately 1,500 metric tons, and the cantilever section of the flyover involved significant engineering challenges.

Using the advanced 3D modeling and deep design capabilities of Tekla software, major steel components were designed, fabricated and assembled with precision and efficiency. The steel structure was assembled on the ground and lifted into place using high capacity hydraulic jacks and strand jacking technology.

When completed, the tower and sky bridge will offer 360-degree panoramic views of Downtown Dubai and the Gulf, as well as a 70-meter-long infinity pool in which to lie and admire the Burj Khalifa.

In summary, the Address Residence Sky View project presented EVERSENDAI with a number of significant challenges, particularly in the design, fabrication and erection of the major steel components.
