BLUEFIN is a roof asset management company that has assessed and managed over 15,000 roofs for clients in the retail, financial services, education, manufacturing, military and government sectors.  In every sector, BLUEFIN has found that the majority of money spent on roofs today goes towards chasing leaks and replacing roofs – often prematurely. This reactive mode is the most expensive and disruptive way to manage a large portfolio of roofs.  We designed our business to reverse this trend for clients with multiple facilities to manage.  Our program has achieved the following results for our clients:

BLUEFIN uses Trimble hardware as part of its Roof Express® information technology platform. BLUEFIN developed the patented Roof Express® software system specifically to deal with the challenge of roof information management – from collecting roof information while on the roof, to use of this information to support critical decisions.

The Roof Express® rooftop survey tool combines a handheld Trimble Juno 3B computer and a portable Trimble Pro6 Receiver to quickly and accurately measure, locate and record roof inventory, rooftop conditions and deficiencies. BLUEFIN has also begun running Roof Express® on the Trimble GeoExplorer 6000.  Roof Express® builds roof maps for each roof and includes a condition scoring system to compare relative conditions across a large portfolio.  The system provides a seamless transfer of rooftop information to an Internet GIS database with roof condition assessment reporting and asset management tools.

BLUEFIN built and helped implement roof asset management programs for the following clients using its Roof Express® software and Trimble’s Juno 3B handheld computer and the Trimble ProXT Receiver (now being replaced with the Trimble Pro6 Receiver).
  • Washington D.C. Public Schools: District-Wide Roof Management
BLUEFIN assessed the roofs, developed plans and budgets, dealt with immediate leak issues, procured repair of corrective maintenance items and rolled out a program to identify and preserve good candidates for roof restoration.  Results: Leaks dropped by 75%, capital requirements have been reduced by 25% and safety issues have been resolved.  More budget dollars are going towards classroom enhancements.

  • U.S. Air Force Air Combat Command (ACC): Roof Asset Management Program (RAMP)
This Air Force Command has 50 million square feet of roofs on 4,000 buildings at 17 major military installations.  The total roof replacement value is over $1 billion, $40 million annually.  BLUEFIN and ACC designed and implemented a roof asset management program to reduce expenditures by over $12 million annually while reducing leaks by over 50%.  Includes Geo-Base integrated roof asset management database and implementation tools to execute the RAMP on a day-to-day basis.

  • Air Force Special Operations Command: Integrating Roof Asset Management and Energy Management at Hurlburt Field
This military client has 3.6 million square feet of roofs on 322 buildings. BLUEFIN delivered a turn-key roofing program plus energy evaluations and improvements to the building envelope.  Performing preventive maintenance and bundling repairs reduced roof leaks by over 50%, extending roof life an average of 5 years and reducing capital requirements by over 25%.  Energy-related repairs that tightened the building envelope will save a combined 8,313 MBTU’s per year, totaling $132,676 annually.  Includes Geo-Base integrated roof asset management database and implementation tools to execute the RAMP on a day-to-day basis.
